Most of the time the domain loses the
PR after 2 or 3
PR updates. Nowadays, I've seen people openly sell PR1 aged domains for only about $80. Obviously their investment in it are much lower than what they sell.
It's not that they create 1 or 2 sites to flip. They create hundreds of them and imagine each of them selling for 80-100 in a single update.
